Vacant La Jolla lot to get 9,900-square-foot home

La Jolla reviewers approved the construction and vacation of a general access and utility easement on the Moonlight Lane property.

The La Jolla Development Permit Review Committee approved a project to build a nearly 10,000-square-foot house on a vacant lot at 5390 Moonlight Lane.

The plans call for construction of a new, 9,900-square-foot, one-story single dwelling unit over a partial basement with a garage and pool on a vacant, 27,513-square-foot vacant lot. 

The project also will vacate city of San Diego general access and utility easements for the property.

The bulk of the house will not be visible from Moonlight Lane; construction will be at the end of a long driveway south from Moonlight and is situated closer to the intersection of Van Nuys and Cass streets.

From the alley that runs from Candlelight Drive east to the open space off Moonlight Lane, the home will read as a two-story house due to the slope of the hill and the basement exposure, applicant representative Francisco Mendiola said.

Neighbors raised concerns at the Nov 11 DPR meeting about the easements, as some come with restrictions on use and landscaping. 

The easements considered for vacation do not include the driveway easement but those that would run directly under the home to be built, Mendiola said.

The easement that provides access to the lot will remain and is not being vacated, he emphasized. The others will be relocated.

The project now moves to the La Jolla Community Planning Association for review and approval.
