The proposal would nearly quadruple the existing dwelling’s area.
A project to add on to an existing home at 1720 Torrey Pines Rd. will return for an approval vote at a later date following further information requested by the La Jolla Development Permit Review Committee.
The proposal would partially demolish and remodel a 3,574 square-foot one-story single dwelling unit into a two-story, 14,265 square-foot single dwelling unit over a basement, on a 0.91-acre lot.
The property is edged by a coastal canyon to the east, with the coastal bluffs to the north.
The project has its largest setbacks on the canyon side, project architect Claude Anthony Marengo said at DPR’s Oct. 8 meeting, so as to stay the farthest from the canyon.
The most prominent part of the remodel is a drop from the existing house down to a lower part of the property, Marengo said.
There will be a walk-out basement with a pool and shade structure that meets the first floor, he said, along with increased parking and a turntable to aid egress.
The home will a
lso have a “speakeasy,” Marengo said of the sunken, sandy seating area , as well as a zen garden, gym, and guest suite.
The property will be 63.51 percent landscaping and 20.67 percent hardscape. ”I’ve got more landscaping than I do anything else,” he said.
A motion to approve the project failed to garner enough support (on preliminary committee review, projects can be approved without a final review upon a unanimous vote), as some DPR committee members asked to see a drainage report given the pool and a geotechnical survey, given the proximity of the property to the coastal bluffs and canyon
