The large project in La Jolla Shores neighborhood complies with all standards for drainage and slope stability, engineers say.
A proposal for construction of a large home in La Jolla received city of San Diego hearing officer approval Dec 17.
The project at 8383 La Jolla Scenic Dr North would demolish a 2,740-square-foot, one-story single dwelling unit and its 560-square-foot detached garage and construct a new, 6,292-square-foot single-dwelling unit with a 505-square-foot attached, two-car garage, a 799-square-foot detached accessory dwelling unit and a 227-square-foot junior accessory dwelling unit, for a total of 7,823 square feet on the 0.59-acre site.
The La Jolla Shores Planned District Advisory Board approved the project in Jan with conditions to ensure parking for seven vehicles onsite based on the seven bedrooms as required by the land development code.
The project scope has since been revised to include five bedrooms, Rios said, adding the plans show five parking spaces and requirements have been met.
The La Jolla Community Planning Association approved the project in July.
The new development will enhance drainage control by directing most of the drainage towards the curb outlet, city development project manager Hector Rios said, with a minor volume of water to be released to an existing drainage ditch.
Drainage and slope stability issues continued to rile neighbors, however, including Jerry Phelps, who said Dec 17 that though much of any runoff will be diverted to the street, “we’re very concerned that storm water will also go to the east and may destabilize the slope or bank.”
There will be a global stability analysis “to make sure that the slope behind the property is completely stable and able to support any of the engineered loads that we’re putting on that slope,” project engineer Michael Kinnear said.
City engineer Layth Al Ani confirmed that “the project is complying with all current … San Diego drainage standards.”
