‘Foxhill La Jolla’: Homes listed on formerly unified estate

The new gated community also creates a multi-acre open space preserve.

Newly designed mansions are now on the market, the result of a larger effort to subdivide and create a private community on the storied Foxhill estate.

Foxhill sold earlier this year for a record La Jolla sale of $35 million, the largest contiguous property in La Jolla at 30 acres and the former home most recently of Doug Manchester, built by James Copley in the 1950s.

In September, the San Diego Planning Commission approved a proposal to subdivide 22 acres of the lot, though 18 acres of that will be conserved open space.

The rest will be for five homes and a private road; the homes will range from 9,000 to 12,000 square feet in size and are listed for about $9 million each, according to The Dickinson Clark Team and lead Realtors Brett Dickinson and Ross Clark.

The five homes have been designed by La Jolla firm Will & Fotsch Architects, who are also working with The Dickinson Clark Team to develop a La Jolla Shores lot into six homes.

Called “Foxhill La Jolla,” the new hillside homes are “a phenomenal opportunity to get into the community firsthand,” Dickinson said.

“There’s a real value to buying a piece of property with a fully approved [coastal development permit] and building plans,” he said, noting it often takes years for homeowners to navigate that process.

The homes, all with protected views, will also offer privacy within a rare gated community in La Jolla, featuring “super high security” in thermal imaging, cameras and radar, Clark said.

All the property plans are “legally allowable [and] pre-approved by the city” of San Diego, Clark said.

Foxhill La Jolla is “over-engineered” to meet or exceed all standards, he added.

“People love their neighborhoods, and we love their neighborhoods,” Dickinson said. “We’re taking these properties and building gorgeous homes.”

And by keeping Foxhill La Jolla to five homes, Dickinson and Clark are able to “protect the integrity” of La Jolla, Clark said, as all the homes’ developers, agents and designers are La Jolla residents who want to improve La Jolla.

“It’s very much of a community thing,” Dickinson said. “All of us want to do business for the rest of our lives in La Jolla.”
