800 Coast: ‘Unique’ new construction in The Village of La Jolla

The five luxury residences and three cottages are selling now, the first new subdivision in The Village of La Jolla in 40 years.

Those looking to own a piece of “unique,” all-new construction in The Village of La Jolla can now do so with a new development called 800 Coast.

The first, new subdivision construction in The Village in 40 years, 800 Coast is “one of a kind,” said Realtor Ross Clark, who, with Brett Dickinson of Dickinson Clark, represents the properties.

800 Coast is “a product that hasn’t been offered in a long time,” Clark said.

Designed and built by San Diego Building Industry Association Hall of Fame builder Dawn Davidson, the eight properties feature Irving Gill-inspired architecture from local firm Will & Fotsch set along Coast Boulevard with ocean views.

Davidson “has the Midas touch,” Clark said. “She just has that next-level design.” 

The rear five properties at 829, 831, 833, 835 and 837 Coast Blvd are luxury residences ranging from 4,830 to 5,476 square feet, each with four bedrooms, seven bathrooms and a three-car garage.

The garages, all within a private, gated courtyard entry, are a rarity among Village parking arrangements, Clark said.

Another uncommon feature: each residence has a Savaria Vuelift glass elevator.

Below the residences are three cottages, 811, 821 and 825 Coast Blvd. One is an all-new, two-bedroom cottage; the other two are historic beach bungalows completely redone and “majorly expanded,” Clark said.

The two bungalows will retain their original 1904 Victorian-era and 1921 Arts and Crafts-era details, respectively, he said, while elevating modern features. 

800 Coast meets the needs of a “unique situation” in La Jolla, Clark said.

“La Jolla is going through a major transformation right now,” he added, with people wanting lower-maintenance luxury properties in The Village.

“The demand for the product has been growing,” Clark said, leading to record-breaking deals because inventory has been very low in recent years.

“There’s no land left.”

The cottages range in price from $4.9 to 6.85 million; the residences range from $14.45 to 15.4 million. One of the residences is already in escrow.

Construction on 800 Coast is expected to be completed in 11 months.
